3 years. As you are dealing directly with the lender, borrowing costs
are minimised and the time frame to settlement is reduced.
Second mortgages are advantageous should your first mortgagee be
unwilling to advance extra funds. In this circumstance, it is not necessary
to refinance your prime first mortgage to a “Non Conforming” lender
who may charge a much higher interest rate. Simply obtain the extra funds
