In certain circumstances STLS can provide quick finance by lodging
a registered caveat over the security property prior to taking a 2nd mortgage.
This allows funding to be provided within 48-72 hours from receipt of application.
Efficiencies in time and cost are achieved as you deal directly with the
lender.
The lenders Establishment fee, legal fees and interest can be capitalised
as part of the loan amount or alternatively interest can be paid monthly
in arrears.
If STLS is subsequently able to refinance your first mortgage as part
of the funding package, legal costs are further reduced as a second mortgage
becomes unnecessary being replaced by registered caveat only.
STLS is also able to provide private 1st Mortgages where the borrower
is not required to provide full financial disclosure and a clear credit
history is not necessarily required. This type of lending, often referred
to as asset or equity lending, relies on the security property valuation
and the means in which the debt will be repaid.
